The Villages of Celebration
The town of Celebration is broken down into several “villages,” or neighborhoods, each with its own character. Selecting the village that is right for you depends on your personal criteria. Do you want to be in the midst of the downtown hustle and bustle, or do you prefer a quieter, woodsy atmosphere? Do you want to be near recreation areas or to your children's school? Is being close to shopping or expressways important to you? All of these are factors to consider when deciding which part of Celebration might be your best choice.

Below is a brief description of each village, its location, amenities, and some potential pros and cons. This information is meant as a general guide only.

Celebration Village is the original village. It encompasses the downtown area and consists of 351 home sites. It has a “home business” district in addition to residential areas. There are many condos downtown, including the spaces above the shops, and a new condo development is under construction on former parking lots. Downtown features a large, heated neighborhood pool at Lakeside Park, which also has basketball courts and a volunteer library. Pros include close proximity to downtown, Lakeside Park, and the elementary school. Cons include downtown traffic, limited parking, and crowds.

West Village is the second village, bordered by the Celebration Golf Course and the elementary school. It has 95 homes, mixed between Cottage, Village, and Estate Homes. Pros include close proximity to the downtown area, the K-8 school, and the golf course.

Lake Evalyn is the third village, located just past the downtown area, on the left hand side of Celebration Avenue. It is populated by mainly Garden homes, although Village and Cottage Homes can be found among its 59 homesites. Pros include lake views from many of the homes and close proximity to downtown and the K-8 school. Cons include narrow streets and small yards.

North Village is the fourth village, located closest to the 192 entrance to Celebration. When entering town on Celebration Avenue, simply stay to your left and make a left hand turn once you have passed 417. This village has 367 homes in various styles, as well as townhomes and condos. It features a neighborhood pool and park/pavillion area. Pros include easy access to 192, 417, and I-4. Cons include noise from attractions on 192, like the Old Town amusement area, and close proximity to 417 in some areas.

South Village the fifth village, with 552 homes. It is just past the downtown area, on the right hand side of Celebration Avenue. In addition to the home types in the previous villages, it also has Bungalows and condos ("Terrace Homes," in Celebration-speak). In this area, you will find Spring Park, which features a large neighborhood pool, playground, and clubhouse.

Roseville Corner is a small, 99 home section dominated by free-standing and attached Bungalow homes. It is located on the left side of Celebration Avenue, just before the entrance to Artisan Park. Pros include the lovely rose bushes from which this neighborhood drawns its name and the quietness due to its distance from downtown.

East Village is just past the downtown area, on the left hand side of Celebration Avenue. It features 387 homes in a variety of types, including townhomes and condominiums. It has a small neighborhood pool and tot lot. Pros include being somewhat secluded and more quiet than heavier trafficked areas. Cons include the distance from downtown (a 20 to 30 minute walk from some parts of the village).

Aquila Reserve is the last village to be developed by The Celebration Company. It is located behind East Village, with 78 homes. It features a variety of home types, including Manor homes, but no condominiums or townhomes. It does not have its own neighborhood pool, but it is surrounded by beautiful wooded areas. Pros include reserve views. Cons include the distance from downtown.

Artisan Park is located at the end of Celebration Avenue. Unlike the other neighborhoods, it was developed by Arvida (a St Joe Company) rather than The Celebration Company. It has 300 single family homes, 50 townhomes, and 300 condos. It also has its own clubhouse and pool, which cannot be used by residents of other villages. However, residents of Artisan Park can use all pools and facilities throughout Celebration. Pros include exclusive facilities. Cons include the distance from downtown and additional fees for maintenance of the exclusive clubhouse and pool.

Spring Lake at Celebration is located off Celebration Blvd just east of World Drive. The new construction being developed by David Weekly has been well received. Phase 1 is complete, Phase 2 is currently being sold and estimated to be built out by the end of 2015, the land for the final Phase 3 is currently being cleared and having the infrastructure (utilities and roads) constructed..

Four types of homes are being offered and they are with pricing as of April 6, 2015::

Pros include pool, fitness center, new construction, being the closest village to Walt Disney World Resort, and easy access to I4. Cons include the distance from downtown.
